- The highly professional and innovative real estate department for a major quick service restaurant chain had tried for more than a decade to secure property needed to expand one of their owner-operated retail locations to add Drive Thru service. I found a simple solution and began the process that led to it finally happening with all with a 20 minute meeting to express interest in leasing some additional property that paved the way for success of the final contract. This resulted in more than a 63% increase in annual sales (over $600,000) and a huge boost in profit for the Owner/Operator.
- I added one phrase to a five-year retail lease contract (after the $350/hour attorney finished his review). Just 16 months later, this netted a $27,500 pay out for the business owner.
- After years of creative real estate investment self-education. I facilitated a zero down creative financing house purchase directly with the property owners, with favorable low interest only payments for a five year term without any pre-payment penalties. About 4 1/2 years later this resulted in realizing more than $200,000 in equity gains by the time a conventional loan was secured to pay off the owner financing.
- In 2023, I facilitated the purchase of a then $700,000 single family property for only $646,000 with owner financing for a $250.000 portion of the down payment with no pre-payment penalties. The owner carried this with low 7% interest only financing for 15 months. 14 1/2 months later, when the property was refinanced and the owner’s loan was paid off, the property equity grew by more than $250.000. This all happened during tough economic times during a period when real estate prices all across the country were relentlessly falling and mortgage rates were increasing.
- I facilitated a purchase of a lake view residential building lot in California for $1000 cash. It was subsequently sold for cash about 16 months later for nearly $30,000.
- On behalf of a sporting shoe retailer, I personally collected more than $500,000 of debt from retailers that was over two years old and considered non-collectable. I collected more than 90% of the original owed amount. This happened over a period of about 7 months and the amount collected was so substantial that each month it exceeded all the revenues of the company.
